General

No, it does not cost anything to tour. Please be aware anyone 18+ will need to have a government issued ID verified before touring.

We strongly recommend making an appointment so we can be sure someone is in the office for you. We do also accept walk-ins, so feel free to stop by. Keep in mind, sometimes staff will be out of the office or out on property. If this is the case. Please look for the sign on the front door to determine when we should be back in the office.

Management is very accessible during business hours. However, if we are not in the office, we will leave a sign on the door to let you know whe we will be back.

You can apply directly through our website by clicking on the "Apply Now" button or by clicking on the floorplan and apartment you are interested in. If you are having trouble, contact the leasing office and we can send you a direct link to your email.

Screening time can vary, but can take between 2-7 business days.

The application fee is $50/18+. Once approved, there is a reseration fee of $150 that will be automatically deducted. We do require any security deposits, but we do require a non-refundable LTS Fee of either $125 or $250 based on your screening results.

If you need help getting to know the area or have any maintenance issues. Please feel free to stop by the leasing office or give us a call and we will be happy to assist you.

The front gate app is $5 per login (you may share an account with your spouse or roommate if you prefer). There is also a $25 monthly community operations fee.

Yes, we do require renter's insurance. Minimum liability coverage of 100,000. We partner with ResidentShield for quick and convenient coverage for our community.

We do not include utilities in the rent.

Electricity will need to be set up through Memphis Light Gas & Water and paid directly to them. Your water, sewer, trash, and pest control will be automatically billed to your Quail Ridge Highlands account and can be paid with rent online.

Xfinity - Cable/internet is included in with your rent.

If a current resident refers someone to live at our community, they will receive a referral bonus deducted from their rent 60 days after the new resident moves in.

2 guests allowed at the pool. 1 guest allowed at all other amenities. No parties or gatherings are allowed in common areas. Resident is fully responsible for the actions of their guest. Quiet hours are from 10pm-7am. If someone is staying at the apartment longer than 7 consecutive days or 14 days altogether in a month, they are considered to be living in the home and will need to be added to the lease.

We offer lease terms from 6-15 months. Prices will vary depending on the term you select. We do not offer discounts for paying in full, however you are welcome to prepay as much as you would like for your convenience.

No, we do not allow subletting of the apartment.

If you are a member of the military with valid leave orders, we will abide by the ServiceMembers Civil Releif Act.

Yes, we are happy to lease an unfurnished apartment in your business name. Any occupants residing in the home will still need to be listed in the application and have a background screening completed, however they will not be required to sign the lease and will not be financially responsible.

Amenities

We have several amenities on site including: Resort-Style Pool, Outdoor Grills, 24 hour Fitness Center, Tanning Bed, Business Center, Play Ground, and Car Wash.

Yes, parking is available at no extra charge. We do not have assined parking. We also, have detached garages that rent for $125 per month.

In the 1 and 2 bedrooms the laundry room is located off of the kitchen and the 3 bedrooms the laundry room is located in the entry way hall.

In the kitchen we include all stainless steel 7 Cycle Dishwasher, Self-Cleaning Oven, Fridge/Freezer with Ice Dispenser, Microwave, and Garbage Disposal. We also include Washer & Dryer in the home at no additional cost.

We do not currently offer Furnished Appartments, however there are local companies who would be happy to lease all furnishings to with delivery and set-up.

We do not accept packages in the office, however we do have a Parcel Pending with secure lockers for your convenience. When you receive a package, you will be sent a text and/or email with a personal code to access your locker.

Our Fitness Center is open 24 hours with your access card.

Free weights with Bench, Excerise Balls, Mats, Treadmills, Bikes, Elliptical, Stairmaster and more.

Quiet hours are from 10pm-7am. There are no fees for using amenities, but we do not allow for large gatherings or parties to be held.

Pet Policy

We are a pet friendly community.

We do not have any breed restrictions for dogs, as long as the dog itself is not aggressive. We do not allow Exotic or Poisonous Animals, Birds (parrits, cockatiels, macaws) Tarantulas, Reptiles (snakes, iguanas, ect), Ferrets, Skunks, Racoons, Squirrels, Piranhas, Rabbits.

We do have a Pet Park on site where dogs can be off-leash to socialize and play.

Maintenance

Yes, we have on-site maintenance and provide emergency maintenance response after business hours in some cases.

You may place a maintenance request online in your Resident Portal or by clling the office.

Once you place a request, you may receive a text or call from our partners at HappyForce to gather more information or see if you would like to troubleshoot the issue with guidance over the phonefor a faster fix(this is not required of you, but some residents do prefer this option depending on the concern). Our maintenance team will address all requests promptly and professionally. If for any reason you are not satisfied with the work or if the issue persists after we have repaired, please call the office for additional assistance.

No, you do not need to be home. Our maintenance technicians are happy to service your issue even if you are unavailable.

If you are locked out, please call the office and select the option for "Courtesy Officer". A $25 lockout fee will be required if this happens and resident will need a valid ID.

Residents are welcome to decorate their apartments as long as it doesn't cause damage to the walls or other surfaces. Please avoid painting or using anything that requires wall anchors or creates excessive holes. Small nail holes(such as for light pictures)are typically acceptable, but any wall damage or large holes may result in repair charges at move out.
